THE WOODLANDS                                                                                     
The Woodlands is a master-planned development of 1,078 single family homes in a beautiful wooded neighborhood, located off Highway 92 just East of Trickum Road in Woodstock, Georgia. Situated in a picturesque setting, the Woodlands community offers an impressive number of amenities and services. 
 
Within the community of 1078 homes in the Woodlands there are five subsections, the Views, the Courts, the Enclave, the Glens and the Park. 
 
Woodlands Homeowners Association (HOA) has a yearly assessment and then the Views and the Courts have a sub-community monthly fee. All fees are broken out below. 
 
Woodlands Homeowners Association collects dues on a yearly basis to maintain all amenities and common property within the community.  Dues for the 2024 year are $800.00, dues are able to be paid in full by the 1st payment date of January 31st (late on the 10th of February) or paid in two payments of $400.00 by payment date of January 31st (late on the 10th of February) and March 31st (late by the 10th of April). 
 
Woodland Views is a sub-community within the Woodlands HOA with a total of 183 homes, town homes and cluster homes. Woodland Views collects dues on a monthly basis to maintain basic landscaping necessities, termite bond and other miscellaneous items for the community. Dues for the 2024 year are $70.41 per month due on the 1st of each month (late on the 10th of each month). 
 
Woodland Courts is a sub-community within the Woodlands HOA with a total of 110 homes. Woodland Courts collects dues on a monthly basis to maintain basic landscaping needs and other miscellaneous items for the community. Dues for the 2024 year are $65.00 per month due on the 1st of each month (late on the 10th of each month). 
 
AMENITIES                                                                                                                          
The amenities include an Olympic sized swimming pool, which includes a Water Slide feature, a Kiddie Pool and a second pool in the Views neighborhood. We also have ten regulation tennis courts, a basketball court, sand volleyball court, and a rubber mulch playground area. This area offers swings, slides and lots of climbing activities to engage even the most active of kids. 
 
The pool is open May through September, 9:00 am - 9:00 pm except for our Champion Swim Team, "The Woodlands Wave" Swim Meet days. The swim team schedule and hours are posted on our web site calendar. The main pool is complete with a water slide to entertain and a community-gathering place for many outdoor activities. The Woodlands pool is open to residents and up to four guests per visit.
 
The Clubhouse features a stone stack fireplace, a professional sound system, a flat screen television and a large covered Veranda overlooking the pool. The Clubhouse offers a full kitchen, meeting room and general-purpose room. It features spacious ceilings, hardwood floors and may be rented for special events. 
 
One of our most beautiful amenities is the Nature Trails, part of the Greenprints Alliance. Over two miles of trails are woven throughout the property from the Views, through the Amenities area, to the Soccer Fields and alongside the Kayak launch on the Little River. Nature Trail Presentation
 
KEY CARD ACCESS
All of the other amenities are available year round and all require card key access. Gate Key access is tied to the Amenities operating hours: 8:00 am—11:00 pm daily, Pool Hours are 9:00 am - 9:00 pm  To obtain your card key FOB or for details on use of the Amenities Area, please contact our property manager, Phillip Harper. The property manager’s office hours are listed below. Access keys are issued in the form of a Magnetic Card. Optional Access key forms are FOB or Remote Transmitter for an additional charge. OUR BOARD OF DIRECTORS
The Board of Directors consists of Woodlands homeowners who are elected to serve two-year terms. The Board has several functions. Protection of all of the Association’s assets, both fiduciary and physical, are the responsibility of the Board. 
The Board oversee all the community committees including the Woodlands Architectural Review Committee, the Social Committee, the Tennis Committee, the Pool Committee, and the Trail Committee. We encourage you to join a committee and participate in the community.
 
BOARD ELECTION
The Annual Board Election meeting is held in January. At this meeting, the entire community is invited
to hear the annual state of the HOA and is presented by the Board. The Board values open communication and transparency with all homeowners. Please watch your mail for the notice and annual election information.
 
 
WEB SITE
Be sure to register at www.woodlandsliving.com  All urgent important announcements as well as Board Meeting notifications will be sent to emails registered on the site. Additionally, the website offers a wealth of information at your fingertips such as our homeowner directory, calendar of events, important forms, meeting minutes, financial information, and all your Woodlands Governing Documents. You can also manage your account from this website such as paying your homeowner dues or review any violation activity as well.
 
GOVERNING DOCUMENTS
In order to help protect home values in the Woodlands, the Board also enforces the Governing Documents, which include the Bylaws, Covenants, Conditions, and Restrictions, and the policies of the Association. All new residents are advised to make themselves familiar with these documents. The Board meets quarterly and the general session of the meeting is open to homeowners. All meetings are posted on the Woodlands website.
 
 
SECURITY & PARKING
The HOA provides a courtesy patrol for the neighborhood from the Woodstock Police Department.
There is a non-emergency contact number for the Woodstock police department: 678-493-4080.
In an effort to try to keep our streets as uncluttered as possible, we ask that you try to keep your cars either in your garage or in your driveway. We understand that there are times where this is not possible, but any effort made toward achieving that end will be appreciated. If you need to park in the street, please keep in mind that emergency vehicles, such as fire, police and paramedic vehicles require a wide turning radius through the street of our community.
 
ARCHITECTURAL REQUEST COMMITTEE (ARC)
All major home improvements, including landscaping, must be approved by the Woodlands Architectural Review Committee (ARC). All applications are promptly reviewed by ARC. Please visit the ARC Tab of the website for information on design guidelines and the submission process.
 
PROPERTY MANAGEMENT
In order to facilitate efficient and effective operation of our community, the Board contracts our property management company, Sixes Management Group / Property Manager which handles much of the day-to-day management of the HOA including facility management, vendor management, assessment collection, and violation enforcement.
